Types of Appraisals We Provide

Insurance Replacement Value (IRV) refers to the estimated cost to replace an asset at the present time, according to its current worth.  In the insurance industry, “replacement cost” or “replacement cost value” is one of several methods of determining the value of an insured item.  Replacement cost is the actual cost to replace an item or structure at its pre-loss condition.  This may not be the “market value” of the item, and is typically distinguished from the “actual cash value” payment which includes a deduction for depreciation.  Replacement cost coverage, based on IRV is designed so the policyholder will not have to spend more money to get a similar new item.

Fair Market value (FMV) is an estimate of the market value of a property in “as is” condition, based on what a knowledgeable willing, and unpressured buyer would pay to a knowledgeable, willing and unpressured seller in the market.  An estimate of fair market value may be founded either on precedent or extrapolation.  Fair market value differs from the intrinsic value that an individual may place on the same asset based on their own preferences and circumstances.

Liquidation value a forced sale within a limited time frame.  Liquidation value is typically lower than fair market value.
